Energy Projects

1Circle's service for planning, procuring and achieving leading performance from commercial solar systems and battery storage

Purpose

Achieve lower energy cost, a stronger return on capital and reliable plant performance

Investing in solar, batteries, HVAC or lighting is a major capital decision that locks in energy cost and building performance for 10 years or more – yet suppliers are paid to sell equipment, not to suit your business.

As an independent adviser acting only for you, we build a business case your board can approve, competitively procure a right-sized system from pre-qualified contractors, oversee delivery, and validate that it performs as forecast.

Our clients achieve:

  • Lower energy cost and a stronger return – right-sized systems that deliver forecast savings
  • Lower capital cost – contractors compete on a common specification
  • Faster approvals – a board-ready business case built on realistic, experience-based assumptions and actual data
  • Budget certainty – plant renewal timing and cost forecast ahead of OPEX and CAPEX budget cycles
  • Performance assured – independent validation before the defects liability period ends, and ongoing where required
  • Emissions reduction – measurable progress on Scope 2 targets and NABERS and Green Star ratings
  • Time saved – one adviser runs the process end to end

Why act now

Energy investments last a decade – timing and sizing decide the return

Most capital proposals come from suppliers, sized to what they sell. Without an independent view, owners risk oversized solar, air-conditioning that doesn’t suit the building, and forecasts that overstate performance and understate the cost to implement.

Common triggers for action include:

  • Plant at end of life – failures and rising maintenance costs signal that renewal is due
  • Building works – a new build, refurbishment or roof replacement is the most cost-effective time to add solar or efficient plant
  • Cost and targets – rising energy cost, or a board, ESG, NABERS or Green Star target
  • Supplier proposals – an offer on the table that needs an independent view before approval

Right-sizing matters more than ever. With solar exports now earning little or nothing, systems sized to on-site use deliver the strongest return – and batteries pay only when bill savings, resilience and revenue stack up.

Planning ahead turns surprise failures into planned CAPEX. Many Australian schools, for example, are entering a period of major HVAC renewal as installed plant reaches end of life.  Commercial building HVAC expense has increased - making careful planning even more essential.

Solution

An independent adviser on your side, from business case to performance

We act only for the owner. Our recommendations are shaped only by your business case - we reject supplier commissions.

Our service covers:

  • Solar – rooftop and carpark, new build and retrofit
  • Battery storage – where the business case supports it
  • HVAC – upgrade and renewal
  • Lighting – LED upgrades
  • Metering – plant, equipment and solar
  • EV charging – where the business case supports it
  • Scale – from single sites to national portfolios, in new builds and existing buildings

Every project draws on our own tools for example, Energy Plan™ for business cases, PV Perform™ and PV Audit™ for solar performance, and weather stations co-developed with Proa Energy.  We also apply leading-practice safety as enforced through design, procurement and delivery.

Process

A rigorous, end-to-end process that delivers confidence and results

Our three-stage process takes each project from feasibility to validated performance, with one adviser accountable throughout.

A key feature is the care we take to keep stakeholders informed, and test every forecast against actual results from comparable projects.

PLAN

Audit plant and energy use, and set a business case stakeholders can trust – size, timing, investment method, rebates and forecast savings

PROCURE

Competitively select from pre-qualified contractor panel on a common specification, and oversee delivery through to practical completion

PERFORM

Validate performance against forecast before the defects liability period ends, and ensure procedures and capability is implemented to ensure ongoing results are sustained

Experience

Over a decade of energy project delivery

Since 2014 we have planned, procured and managed the performance of energy projects across education, commercial, retail, office and industrial property – from single sites to national portfolios

Largest school solar

Camberwell Grammar School, 888kW, 1GWh pa, multi-building campus deployment

We partnered with School Procure as the energy lead for the complete solar life cycle from concept and feasibility planning, procurement and subsequent performance management.

Retail portfolio

Queensland Investment Corporation | Global Real Estate portfolio

As the lead energy consultant, we have and continue to support QIC across the solar life cycle including concept planning (new build and retrofit), feasibility assessment, commercial evaluation, procurement and performance.

Multi campus

Alice Miller School
Solar and Battery to achieve sustainable resilience

1Circle developed the approach and was the technical lead in the procurement of a combined solar and battery system, sustainably improving the school’s resilience and continuity of supply under higher electricity loads.

National solar

HomeCo solar deployment and embedded networks

1Circle led the planning and deployment of rooftop solar across HomeCo’s national shopping centre portfolio and HealthCo’s private health assets – from portfolio prioritisation and feasibility through capital approval, funding models and contractor procurement, to practical completion and as-built forecasting

Extension pathway

Preserve and extend the value of your investment

A well-planned project is often the first step. Where the business case supports it, clients extend its value through:

  • Solar performance – ongoing PV Perform™ tracking and annual PV Audit™ reviews, so savings are realised over the system’s life
  • Energy procurement – sizing solar and the supply contract together, with renewable supply for the balance of electricity needs
  • Embedded networks – on-selling solar to tenants to improve cost recovery and yield
  • Portfolio energy management – bill validation, budgets and reporting that capture solar generation and plant savings
  • Net-zero energy plan – sequencing efficiency upgrades, on-site generation and renewable supply to meet emissions targets cost-effectively
  • Emissions reporting - fulfil mandatory NGERS and ASRS emissions reporting
